1. Rental rates applicable to residents staying at the International Mews from 10 February 2007 up to and including 9 December 2007:

Size of Bedroom Rental rate: Per person, per day Rental rate: Per person per week Services which are included in the rental rates and for which there are no additional charges
Small $23.20 $162.40 Gas and Water

2.  RESIDENCY AGREEMENT: It should be noted that residents are only required to stay in residence for a total of 10 (ten) months in 2007. MRS does not follow rental policies such as those used in the private rental market. Most importantly, MRS does not require its residents to stay in accommodation for a full year. Generally, most private rental accommodation is fixed for a period of one-year (12 months). Further, MRS residents are not required to pay a month’s rental as bond. Residents are responsible for the rental payment for the room allocated to them for the whole period of their Residency Agreement or until such time as a suitable replacement is found (whichever comes first). Residents must understand that Monash Residential Services is obliged to fill rooms that are already vacant before new departed rooms are occupied.

3.  Each resident is required to pay an initial non-refundable Building & Amenities Fee of $225.00 prior to admission to the International Mews. The date by which the Building & Amenities Fee is due is advised in the letter of offer.

The Application Fee and Building & Amenities Fee are non-refundable charges applicable each calendar year (1/1-31/12). Therefore, those residents whose accommodation spans two calendar years will be required to pay an additional Application Fee and Building & Amenities Fee for each calendar year.

4.   Residents are charged for electricity usage at a flat rate of $1.50 (GST inclusive) per day which is added to their rental invoice. In cases where electricity bills are higher than average usage, the excess amounts will be invoiced to residents.

5.   Telephone lines to each bedroom are capable of running broadband which allows telephone and internet access. The connection and operating costs are the sole responsibility of the resident. Residents can have pay TV while living at International Mews, however, all costs of installation will be the responsibility of residents. On vacating the residents must arrange for the service to be disconnected and arrange for all equipment to be removed. Residents will also be responsible for any repairs that need to be made as a result of equipment being removed.

6.  Those residents wishing to transfer to another room or other MRS site may do so by filling a Transfer Request Form. Depending upon the availability and the approval of the Residential Supervisor residents are granted one transfer in a year free of charge. Any subsequent transfers during the year 2007 will be charged at the rate of $25 per transfer.

7.  Debts to MRS:   MRS will issue monthly invoices to all residents on or about the 1st of each month. The invoice is for the current month’s rental period and must be paid by the last day of that month. Invoices not paid by the last day of the month will automatically incur a flat monthly $50.00 surcharge and resident’s access to services within the university will be blocked.  This charge of $50.00 will apply on all outstanding debts.

Example: Invoices for accommodation in July will be issued to residents at the beginning of July and   must be paid by the end of July.  Invoices for July not paid by the end of July will incur the $50.00 outstanding debt surcharge

8.  Any resident who has outstanding accounts will NOT be allowed to continue their residency without the full   payment of overdue accounts. If a resident is required to vacate their room as a result of overdue accounts, misconduct, etc., the resident will remain responsible for the rental payment for the room allocated to them for the whole period of their Residency Agreement or until such time that a suitable replacement is found (whichever comes first).

9.  Termination: Those wishing to leave the International Mews must inform the Residential Office by completing a Departure Form at least one month prior to departure.

10.  Residents wishing to stay at the International Mews over the summer period (10 December 2007 to 10 February 2008) must complete and hand in a Request to Stay Over Summer Application Form. All residents who have stayed at the International Mews over the summer period and who have not submitted a Re-admission Form for residency in 2008 must vacate their room by 10.00 am on 10 February 2008. Those residents who continue their residency in 2008 are advised that the rates could change from 1 January 2008.

11.  Additional invoices will be issued for damage to residents rooms. To determine damage and/or loss, the Domestic Operations personnel refer to the Room Condition Report completed by all residents on their arrival.

12.  Monash Residential Services will immediately dispose of any item found in a vacated resident room. A $50.00 plus GST charge will be incurred by the departing resident for the removal and disposal of such items.

Monash Residential Services is not responsible for any items left by residents in communal areas.

13.  MRS has offered you accommodation on the condition that you remain a full-time Monash University/Monash College student throughout the year and if you discontinue your enrolment or change from full-time to part-time study or transfer to distance education, you may be required to vacate your room.

15.  Residents will be charged for parking at the International Mews. Please contact the Residential Office during office hours should you require a Parking Permit.
